What is the cost involved in canceling my home loan?
The canceling attorney who acts on behalf of the bank will charge a fee
If you have a capped of fixed interest rate option loaded to your account, then an additional charge is payable
You are required to give at least 90 days notice of your intention to settle your loan. If you do not give notice the bank is entitled to charge 90 days interest. This applies to all bonds that are less than three years old at date of notice

Building Loans
Remember there are two cardinal rules: only build what you can afford and keep some cash in reserve as there are always unexpected costs.
Follow these steps to employ the most experienced home builder:
- Check the reputation of the builder. Ask to see his NHBRC certificate. Contact the NHBRC to confirm that the builder is registered. Inspect some of the homes build. Make sure the builder provides you with a proper contract.
- Ask an attorney for advice about the contract
- Seek advice from someone who knows the building and buying process
- Make sure your new home is enrolled with the NHBRC at least three weeks before the start of your building process. Request a copy of the enrolment certificate
- When you move into your new house, draw up a snag list - a detailed list of defects that needs fixing / attention.

What is the NHBRC?
The National Home Builders Registration Council is a statutory body with the responsibility to provide protection in terms of the Housing Consumer Protection Measures Act (Act 95 of 1998). It is mandated to provide protection for all new consumers against defined defects.
What protection do I have if I choose the wrong builder?
As a home builder, you are protected from unethical behaviour and shoddy workmanship by the NHBRC. The NHBRC ensures that minimum standards are adhered to and that you as a home owner have recourse to some organisation should you not be satisfied with the word done.
How can the NHBRC assist me?
As a home buyer, you will have the assurance that a home builder registered with the NHBRC agreed to abide by the rules and regulations of the NHBRC.
What is a valid complaint?
A valid complaint is one that relates to a defect that has caused major damage to the roof structure, superstructure, foundations or private drainage of the new home and which is notified within the five year warranty period.
